Urban Plains 7th Addition

Urban Plains by Brandt 7th Addition is located northeast of the corner of Veterans Boulevard and 32nd Avenue in Fargo, ND. It encompasses 20 acres of vacant land in an area that has developed all around it. Lowry Engineering was hired to complete the surveying, platting, master planning, roadway and site design for Phase 1.

The first step of the process was to complete the survey. This consisted of establishing the property line location and collecting field data on existing ground elevations as well as locations, sizes, and depths of existing utilities.

Once the boundary conditions were established, the master planning began. Several layouts were considered with various lot sizes, roadway alignment and widths based on the Ownership group’s vision for the development. Together we were able to create a plan that is cost effective and maintains flexibility for future growth. We also coordinated with the City to ensure all concerns and code requirements were met. 

The next step was to plat the lots and roadways that would be considered Phase 1. This is the southeast side of the site at the corner of 32nd Ave S and Seter Parkway. Once the plat was approved, the civil design started on the roadway and the first building.

The first commercial lot in the development is Alerus Financial. Lowry Engineering worked closely with the architects on the site plan and driveway locations for the drive through lanes. Parking was maximized onsite with 100 stalls being provided for the 2-story, 12,500 sf footprint. Landscaping features, a patio, and wide sidewalks for pedestrian connectivity to adjacent public sidewalk complements the architecture of the building.

The new adjacent roadways, Ace Allen Way S and Karen W, are private roadways that will be maintained by the Developer. This provides more flexibility with the design features versus public roadways. With a total length of approximately 850 feet, the concrete roadway has a typical urban feel consisting of parallel parking, crosswalks, curb & gutter, sanitary sewer, water main, storm sewer, sidewalks, and street trees.

Stormwater requirements for the Alerus site and Phase 1 roadway were met with a combination of an above ground pond as well as underground chambers that provide storage and treatment of the water prior to discharging into the adjacent City system.
